Today, design documents are produced in increasingly less time, with the Architectural, Structural, and Mechanical disciplines working independently of one another. Traditionally, the coordination of these disciplines is done by the general contractor before and during bid packaging and through the MEP coordination process resulting in some conflicts not being identified until installation.
With Design Intent Coordination and Constructability Review the design intent model can be reviewed and analyzed to make sure the design can be bid and built. This provides the opportunity for each party to ensure the design can be built to meet the targeted schedule and cost. It also exposes errors and omissions in design documentation and allows for the recommendation of alternate solutions that maintain the design intent.
Today, we can use software to perform a more thorough conflict (“clash”) review in significantly less time. This saves administration time during the coordination process and gives subcontractors better contract documents, reducing requests for information (RFIs) and change orders throughout construction.
